The Art of the Deal and the Short Sale

A Short Sale happens when you owe more on your home than what it is worth. Sometimes, homeowners may need to take advantage of this option when they are unable to make payments on the property that will eventually be foreclosed upon. This is a good escape route as it is a more positive alternative to having a foreclosure on your credit report. Before you decide to do a Short Sale; however, you must talk to your bank to get their approval, as this is a situation where there is a possibility of them taking a loss on the lien of the house.  If the bank agrees; they will agree to allow you to sell your home for less than it is worth. In turn, this lets you get out of debt. The bank will sell the home to a new owner and hopefully recoup the money with the new buyer.

For a homebuyer, the Short Sale can be great! This is a very good opportunity for a homebuyer however as they can buy a house from the bank for a little less money. In some areas of the country where the economy never fully recovered Short Sales are still common, because the homes lost so much value in the housing crash.

To help you get ready for a Short Sale, there are several ideas to consider.

Call the Lender

Ask to speak with the person that manages the loans. Be honest and tell them directly what the problem is; chances are, they may be stubborn at first, but they will begin to not to be after you make it clear. Remember that your very first step should be to talk to your bank. The worst thing that you can do is to allow them to foreclose on your home. It also depends on the bank that you are working, with some are more adept to work with you than others.

When you first buy your home and you have everything set-up in your house, you may eventually decide to add some attractive elements to your back and front yards to create a seamless integration between the home’s interior and exterior.

We have come up with some winning ideas to improve the overall look and feel of your home.

If you like to host events over the summer, then it may be a nice idea to set up a BBQ area in your back yard. If you don’t have one then it is a somewhat easy task of designing one. There are a variety of stones and bricks that you can use to make a patio or grill area. This will make a nice area in the summer time and you can also set up a table with chairs.

If you don’t want a grill you could also add a fire pit; these cost a little bit more than a grill, but they also have a different level of functionality that a grill doesn’t have.  We enjoy the fire pit a lot, and by adding this feature to a brick or rock patio you can get more use out of it. Be sure and consider the level of sun and shade that you want to add to this area. We have added some pics of ways to increase or decrease shade based on your specific requirements.

If you have a large back yard and you have all of your other landscaping areas needs meant, or if you choose to create a water recycling system for greater efficiency, then you may decide to add a pond or a pool. Both of these look really good when they are installed and maintained properly; it just really comes down to your budget and what you are looking to spend.

You could also add a walkway made of stone or concrete that matches or accents features from the inside of your home.  Use a variety of stones for extra interest. These look nice and they can also be less expensive to install in some cases, because not as many of them are needed to cover a small area.

Depending on where you live, your backyard area may not be as green as you would like it to be.  If this is the case then add in some flowers and perhaps a water feature to liven everything up. You can a lot of green without spending too much green to shape things up. There are a bunch of different plants that you can use for landscaping. Consider how you will water these lively additions. If this seems too much, consider plants that are specifically grown for weather-right environments.

For example, here in Southern California, we are experiencing a drought. We have to be very careful about ensuring that we don’t waste water at all. Water is heavily recycled here to ensure that vegetation is watered, without water being wasted.

I Never Promised You a Rose Garden

You may be someone that likes to have a vegetable garden. If this is the case, you can buy a lot of different vegetable plants and simply add them into a garden that you have set aside for vegetable plants. A vegetable garden is very nice, useful, and they also can save you some money because you are growing food at home. Everything that you see at the store can be grown at home and depending on which part of the country you live in you may be able to enjoy the garden year round. Just be careful not to overwater or under water.

Enjoy your garden’s harvest on a warm day by cooking and eating outside.  There are so many options for configuring an outside space to complement your home’s interior that we have only scratched the surface here. A lot of people don’t realize that you can make a library out of most any room in the house. If you have an extra room or just an awkward area that is dead space at the moment, then you can add attractive shelving and transform that area into a library.  There are a lot of different designs that you can use for a library. A library also has an added benefit of being able to relax after a long day’s work; allowing you to retreat into your own little world. If you happen to decide to add paintings make sure that they don’t take away from the ambiance of the Library.

Here are a few things to consider before transforming a space into a library.

First, make sure that the room or area that you select for the library has a window. We love the idea of a built-in window seat with a comfortable cushion. This kind of bench allows for extra storage, as well. This will allow you to save some space if the room is small, and it also is a decorative piece that many homeowners like because it adds functionality and utility.

Traditionally people think that you need a big room to put a library in and this is absolutely not the case. We love the idea of adding a library to a long hallway. Just make sure that you have excellent lighting. Be sure to set up a nice relaxing sitting area in the Library so you don’t have to leave it after you grab a book; this will ensure that you are actually able to enjoy the book.
