It is not uncommon that a seller wants a deal done. They might be very willing to help you with some of the closing costs which means more money for your down payment. A good agent will help you negotiate concessions and let you know what the caps are based on what kind of loan you get. 3. Government Options Are Worth a Look There are a number of home ownership programs offered by HUD, or the U.S. Department of Housing and Urban Development. Assistance with down payment and closing costs are typically available for people who meet particular income or location requirements. They also offer help based on profession too. Ask Your Employer Employer Assisted Housing (EAH) can make home ownership a reality by connecting low-to moderate-income workers with down payment assistance through their employer. To find out if your employer participates in EAH, ask the human resources or benefits personnel. 5. Find Special Lender Programs There are many lenders that have special programs that make putting 20% down a thing of the past. Lenders are dying for your business, so check around.
