Why Buy a Home During the Summer

It’s not just the weather that’s hot, hot, hot – the real estate market is heating up, too! It's the perfect time to sell your house now! Although spring is considered by many experts to be the best time to buy a home, there are plenty of advantages to buying a home during the summer, instead. And with the expansion of so many online tools for home-shopping, like SetSchedule, you don’t even have to brave the sweltering heat to find the right property! Here are some of the best reasons to buy a home during the summer. Note: Some of these factors may vary depending on your region - ask your real estate agent for more specific information about seasonal market activity. It's Easier to Get a Deal Spring is the hottest season for home buying, so if a property is still on the market after Memorial Day, the seller might start to panic and tell any agent he knows: "Please, sell my house!" Or, if the sellers have a vacation planned, that also gives them a target deadline for when they want an offer – who wants to be worrying about whether your house will sell while lounging poolside? A motivated buyer is one who is open to lowering the price. If you’re a DIY fanatic or have a good handyman on speed-dial, summer can also be a perfect time to get a home that needs some TLC. Homes still on the market after the busy spring season may have some issues scaring sellers off. For buyers open to a fixer-upper, this can be the perfect chance to snag up one of these properties. There's Less Competition Since summertime is when most people do their traveling, fewer people around to prospect new properties. That means less competition means fewer buyers driving up the sale price of the home and this what makes summer the best time of year to sell a house.Even if you live in a tourist destination and it seems as though the area is most hopping during the summer, don’t worry – most of the influx are out-of-towners who are just visiting. It also means that your real estate agent won’t be stretched as thin, giving you more one-on-one time. More Sunshine – The Best Disinfectant With longer daylight hours during the summer, you can go see a home as late as 8pm and still get a good look at the exterior. Landscaping should be in full bloom, so you can get a better read on how healthy the surrounding trees are, and whether some of them will pose a hazard during storms. You can also better see the condition of the porches and decks, and get a feel for what your options will be if you spend lots of time outdoors. As an added bonus, visiting a house during a hot day gives you the chance to ensure that the air conditioner works well! The Move Will Be Easier For The Family For families with children, moving during the summer can help minimize the disruption in the little ones’ lives. It gives you some extra time to get everyone settled before starting up a new school year. It also provides opportunities for the kids to make some neighborhood friends before being thrust into a new environment, making them feel more secure at their new school. When shopping for a home, the summer also allows kids to accompany their parents to more home tours and showings during the week, which keeps them engaged and excited about the moving process.
